What Are The Different Types Of Waterfront Homes?

Cape Coral has over 400 miles of canals and has been referred to as a Waterfront Wonderland. There are all types of waterfront access homes! Much of what you are looking for will depend on your budget and if you are looking to buy for boating or just having a water view. The term “Gulf Access” means boating access to open water with the option to get out to the Gulf of Mexico. Here is a brief explanation of the different types of waterfront homes in Cape Coral Florida:

  • Direct Gulf (sailboat) Access: These homes will typically mean that there are no bridges or power lines to have to worry about; making it sailboat navigable.  The boat ride to get out to open water will, in most cases, be much quicker then homes located more inland and can range from a few minutes to 15 minutes depending on the wake your boat makes.  The closer you are to Caloosahatchee River the more expensive the land will get.  This type of access will in most cases be the most expensive.
  • Gulf Access: These homes may have one or multiple bridges or power lines to navigate through with a boat. In certain areas there are boating locks to go through. The boat ride to get out to open water will typically range from 15 minutes to over an hour depending on the wake your boat makes.  The more inland you purchase, the cheaper the price will get.
  • Freshwater Access: These homes may have some lake access but will not be able to get out to open water.  Prices will vary depending on the view and location,.
